South coast house prices to September 2026
First published 29 October 2026
What homes sold for in each place we cover, in the 12 months of HM Land Registry sales to September 2026, with the official price index and two measures of how well the area is holding up.
The month in brief
- Across the 13 places covered, HM Land Registry recorded 871 open-market sales between October 2025 and September 2026.
- West Itchenor had the highest median sold price, £842,000 over two years (11 sales), because its latest year had only 6. Chichester had the lowest, £353,000.
- Of the ten places with enough sales to compare one year with the last, four rose and six fell. The biggest move was in Westbourne, where the median rose about 29% on 43 sales; under 60 sales a year, the mix of homes sold can move a median that far, so it is not yet a trend.
- Chichester was the busiest market, with 355 sales; the quietest was West Itchenor, with 6.
- The official house price index, which adjusts for the kind of homes sold, put the average at £428,000 in Chichester district (down 2.7% on a year) and £320,000 in Havant borough (down 0.3%), in August 2026.
- On energy certificates, Chidham and Hambrook has the largest share of homes rated C or better (65%) and Funtington the smallest (29%).
- Storm overflows near Chichester spilled most often in 2025: 240 times, on the water companies' returns to the Environment Agency.

- Median: the middle open-market sale price in the 12 months; it needs 10 sales. † Over two years where a place had too few sales in one: Funtington (25 sales) and West Itchenor (11 sales).
- Change: the median against the 12 months before, shown with 20 or more sales in both years. Under 60 sales a year it can swing with the mix of homes sold, so the report does not call it a trend.
- Sales: open-market sales in the 12 months. Sales from the last two months are still being registered, so these counts will rise.
- Energy: the share of homes whose latest energy certificate on the government register is rated A, B or C, as fetched on 20 October 2026.
- Listed: entries on Historic England's National Heritage List inside the place's parish or ward boundary.
Listed buildings
Historic England's National Heritage List has 968 entries inside the boundaries of the 13 places, 66 of them at Grade I or II*. Nothing was added, amended or removed in the 12 months to 29 October 2026; the most recent change was the Church of St Mary, Chidham (Chidham and Hambrook), amended in October 2022.
Every figure comes from the place pages and their sources.
