Terms of use

Not advice
This site reports figures from official open data in plain English. It is not financial, legal, mortgage or property advice, and it is not a valuation of any home. Before you buy, sell or borrow, get advice from a qualified professional, such as a surveyor, solicitor or mortgage adviser.
How accurate the figures are
Figures are worked out from the sources listed on the sources page and are only as complete and current as those sources. Land Registry records lag by two months or more, village figures rest on small numbers of sales, and a postcode-level flood figure cannot describe a single house. We correct mistakes when we find them, but we cannot promise the site is error-free or always available.
Liability
To the extent the law allows, we are not liable for any loss arising from use of, or reliance on, this site. Nothing in these terms limits liability that cannot be limited by law.
Using our work
You are welcome to quote and link to our figures and text with a credit and a link to the page. The underlying government data stays under its own licence, set out on the sources page.
